42 Trinity Place, also known as 77 Greenwich, is a 42-story mixed-use tower overlooking the New York Harbor and Hudson River in the city’s Financial District. The tower was originally designed with a floor-to-ceiling glass enclosure in sawtooth patterns to provide residents with views of the surrounding waterways, and stone cladding on the east elevation. When issues arose with the building’s original stone facade, Enclos was brought on to deliver a comprehensive reclad solution for nearly 100,000 square feet of exterior wall.
The retrofit required two distinct rainscreen systems to preserve the original limestone facade’s architectural expression while providing a new enclosure solution. For the tower, Enclos provided design and engineering services for a new wall system incorporating approximately 75,000 square feet of painted metal panels using a custom stone-effect finish to replicate the appearance of limestone.

The podium houses retail functions and a public school integrated with the adjacent Dickey House, a historic red brick Federalist-era row-house. Here, Enclos designed and engineered a replacement system clad with approximately 25,000 square feet of composite aluminum honeycomb panels with limestone face.
Panels were fabricated and assembled at Enclos’ shop in Chester, Virginia. At the project site, field personnel removed 23,294 existing stone panels and installed 16,267 replacement metal and stone-composite panels using a coordinated combination of swing stages, mast climbers and scaffolding.
The completed reclad maintains the tower’s intended architectural character while demonstrating the adaptability required to deliver a large-scale facade replacement on an existing mixed-use building.
